If you’re planning on renovating your home….

The Palos Verdes Monaco Homeowners Association’s Covenants, Conditions and Restrictions (CC&Rs) were created to promote and preserve the symmetry, beauty, and general good of all homes in the Palos Verdes Monaco development. Our CC&Rs must be enforced in order to protect and enhance the value, attractiveness, and desirability of the homes in our community. The Board of Directors knows and appreciates that you, as a homeowner, will honor your legal obligation to abide by the restrictions set forth in the CC&Rs.

It is for this reason that we remind you as a homeowner that your lot is restricted by deed. Accordingly, any plans for an addition of any type must be submitted to the Monaco Homeowners Association for its approval, specifically to determine if such plans conform to the CC&Rs that govern all lots in PV Monaco. This is extremely important because the Palos Verdes Monaco Homeowners Association CC&Rs differ materially and often more conservatively with requirements found in the City of Rancho Palos Verdes Municipal Code.

If you are planning an addition, please submit a copy of the site plan, floor plan and elevations of each side, along with a $25.00 review fee to the Architecture Committee. For further information, contact the Committee.

Trees and View Obstruction

The Palos Verdes Monaco Homeowners Association Covenants, Conditions, and Restrictions (CC&Rs) were created to promote and preserve the symmetry, beauty, and general good of all homes in the Palos Verdes Monaco development. Monaco’s CC&Rs should be adhered to by all homeowners in order to protect and enhance the value, attractiveness, and desirability of the homes in our community. One of the biggest complaints of homeowners in Monaco is overgrown trees on neighbor’s properties that have compromised ocean views. 

If your neighbor’s trees are compromising your ocean view from your main living space, we ask that you first contact your neighbor and try to reach a neighborly resolution. It might be helpful to invite your neighbor to your home to view the offending trees. Try to work out the issue with your neighbor before contacting the Association. 

If your neighbor contacts you about trees on your property, we ask that you consider a neighborly resolution to their view impairment. In addition to your neighbor’s rights under the Rancho Palos Verdes View Ordinance, it is likely your overgrown trees violate a key provision of the Palos Verdes Monaco Homeowners Association CC&Rs. Copies of the CC&Rs may be found on the Monaco website at www.monacohoa.com. The HOA encourages your cooperation in honoring your legal obligation to abide by the restrictions set forth in the CC&Rs. We advise homeowners that neighbors may be within their rights to bring a civil action against you should a mutual understanding not be reached.

Tuesday Trash Day

Leaving your trash containers out at the curb for extended periods of time is not in compliance with the City of Rancho Palos Verdes Municipal Code §8.20.250: 

•  Trash containers cannot be placed at curbside before 8 a.m. of the day preceding the scheduled collection.
•  Trash containers cannot be left at the place of the collection after 8 p.m. on the day of collection.
•  The storage of trash containers in front or side yards must be substantially screened from the public right-of-way, except when placed for collection pursuant to the provisions of this code. 

If compliance with this ordinance is not feasible or overly taxing for you, we recommend that you either contact EDCO for smaller containers or enroll in EDCO’s service to retrieve containers from their storage sites. For more information, please call (310) 540-2977.

Peafowl

As with many neighborhoods in Palos Verdes, Monaco has its share of peacocks and peahens that live in various trees and shrubs around the neighborhood.

The city of RPV is aware of them and has a number of policies and suggestions for homeowners who are concerned about the peafowl’s negative impacts on property as well as their disturbance of the neighborhood’s peace & quiet.
